Start with the essentials

Your next step.

Start with the local assembly that actually covers the site. AMA publishes permits for its jurisdiction, rather than all of Greater Accra. LUSPA’s planning permission addresses specified wider-impact projects and does not replace local project permits.

  • Identify the assembly covering the site.
  • Confirm the permits and studies required.
  • Check the team and obtain the required decision.

Answers to your questions.

Does AMA cover every Accra address?

No: first identify the Metropolitan, Municipal or District Assembly covering the parcel. Within its jurisdiction, AMA distinguishes development and building permits and also describes certain changes to existing structures. Provide the exact address and scope of works to obtain the appropriate application requirements.

When should I contact LUSPA?

LUSPA explains that its planning permission differs from assembly planning and development permits. It addresses specified proposals with cross-boundary, national or international effects. Confirm whether your project needs this framework permission; do not treat it as the universal permit for a house.

How can I check the technical professional?

The Engineering Council publishes a 2026 licensed-practitioners list. Compare the name, category and references, and ask the Council to clarify uncertain status. Define the studies, signed drawings, coordination and inspections included; the team’s competence should fit the project.

What should I prepare before submitting?

Ask the assembly which land documents, drawings, studies and reviews are required, alongside current charges and tracking arrangements. Check land-use rules and site conditions before finalising drawings. Keep the file reference and written decision; an invoice or accepted submission is not itself building permission.
