What to verify about the developer, specification, payments, delivery and handover before you reserve a new home.

A brochure creates an impression; the contract defines the purchase. Confirm the unit reference, floor, orientation, internal area, outdoor area, parking, storage and any shared facilities. Ask which drawings and specification schedule will be attached to the agreement.
If a finish, appliance or landscape element matters to your decision, it should be recorded clearly. Phrases such as “or equivalent” need a quality standard and an approval process, not an open-ended substitution right.
Milestones should be precise enough to verify. “Construction progress” is weaker than a defined structural, enclosure or services milestone supported by evidence. Keep room in your own budget for legal costs, connection fees, furnishing, moving and an appropriate contingency.
Agree how defects will be recorded, how quickly they must be corrected and what documents arrive with the keys. Useful handover information includes warranties, equipment manuals, meter references, approved drawings, rules for shared areas and contact details for the management team.
A confident handover begins with a precise reservation: the product, evidence and responsibilities should be clear long before the keys arrive.
