Start with the essentials

Your next step.

Present the project to GIPA to identify support and current conditions. Check land rights, permissions and tax separately. Use GSS data to study the area; a national statistic or advertised rent does not establish a property’s future income.

  • Prepare a project brief for GIPA.
  • Combine local data with site checks.
  • Cost the project and a cautious scenario.

Answers to your questions.

Should I contact GIPA or GIPC?

The Presidency presents GIPA as the authority resulting from the 2026 GIPC reform. Some documents retain the older name. Ask for current conditions for your activity, structure and any foreign participation; do not automatically apply an older capital threshold found online.

Which local data should I request?

Define the district, reference year, population or households and the question you need to answer. GSS publishes a request process with a short study description. Add site visits, checked comparable offers and cost estimates: statistics are not a rental valuation.

How should I examine a programme or site?

For a SHC offer, use its official channel to request the specific programme, unit, written availability and reservation terms. For land, have the rights, term and transfer checked with the Lands Commission and your adviser. A public company’s involvement does not replace examining your purchase terms.

What belongs in the budget?

Distinguish price, stamp duty, registration, works, finance, management, maintenance, rental taxation and vacancy. Ask GRA about treatment for the ownership structure and property use. Also test delayed delivery and lower income, and check the assumptions before committing.
