Start with the essentials
Your next step.
Before paying, have advance rent, deposit and fees itemised in a written tenancy agreement. The Rent Control Department is the public starting point for rent questions and reconciliation. A demand for one or two years in advance should be checked before committing.
- Itemise advance rent, deposit and fees.
- Verify the landlord and obtain the signed lease.
- Consult Rent Control before a disputed payment.

Answers to your questions.
Can a landlord demand one or two years in advance?
In UCC’s July 2026 account, the Rent Commissioner restates the general six-month maximum advance for residential premises. Give the Rent Control Department the tenancy type, term and exact demand to confirm its application to your case. A practice commonly seen in adverts does not establish its legality.
What should the agreement and payment record show?
Specify the property, parties, rent, period covered by the advance, deposit, charges, departure and repairs. Check an intermediary’s authority and the payment recipient. Obtain a receipt for each amount and keep a signed copy; a viewing or photographs alone are insufficient payment evidence.
How should I prepare a Rent Control enquiry?
Gather the agreement or draft, receipts, messages, photographs, property location and chronology. Use the ministry’s published contact to identify the relevant office and submission arrangements. For legal analysis, representation or a dispute requiring it, find a lawyer through the Ghana Bar Association.
What if I am planning to let a property?
Confirm the tenancy framework with Rent Control and income treatment with GRA. Rental-income tax is separate from payments requested from the tenant. Ask which regime fits the use and owner, and include tax, maintenance and vacancy when considering net income.
