Start with the essentials
Your next step.
Request identity, licence number, firm and written authority. Ask REAC to confirm status if online verification remains uncertain. A professional licence establishes neither the seller’s property rights nor the agent’s authority to collect a particular payment.
- Record identity, firm and licence number.
- Check status, authority and written terms.
- Check the property and payments separately.

Answers to your questions.
What details are needed for a licence check?
Record the practitioner’s and firm’s legal names, number, category and stated licence validity. Act 1047 provides the regulatory framework for agencies and practitioners. If a reference or online result is uncertain, request confirmation through REAC’s published contact details.
Is a licence enough to instruct the agent?
No. Ask whom the agent represents, which property the instruction covers, its duration and fees. The written authority should specify services, powers and any payments the agent may receive. Have unclear terms examined before signing.
Which property checks remain?
For a purchase, arrange the land search and examination of the instrument with the relevant services and your lawyer. For renting, check the landlord, home, agreement and payments. Checking the agent is one step in the file; it does not replace these checks or an independent inspection.
How should I prepare an enquiry or complaint?
Keep the advert, identity, licence number, instruction, receipts, correspondence and chronology. Ask REAC for its current verification or complaints channel. Direct portal links are not presented here as validated; the REAC profile retains documented institutional contacts. A lawyer can help clarify a legal claim.
