Start with the essentials
Your next step.
The NUP identifies a parcel within Benin’s cadastral framework. Ask ANDF how it connects to your documents and the rights attached to the land.
- Write down the NUP or available parcel references.
- Compare the location, lot and plan.
- Ask separately which record is needed to examine rights.

Answers to your questions.
Where should you start?
The national cadastre portal is linked from ANDF’s website. Decree 2025-176, published by the agency, is among the sources for the cadastral framework. If all you have is a neighbourhood name or GPS pin, request the existing official references from the seller.
What should you compare?
Bring together the NUP, lot designation, stated area, commune and plan or title references. Report discrepancies to the competent office and ask which record can resolve them. A surveyor can help connect the references to the site within the agreed assignment.
Is a NUP enough to buy?
Do not infer the seller’s rights from an identifier alone. Ask the land service and your notary which records to examine, for which transaction and as of what date. Keep their response and file references so further checks can build on the same record.
