Start with the essentials
Your next step.
For urban land, first check the subdivision and land-administration records with the relevant services. Then have a notary examine the documents and proposed transfer. A copy of an ACD or a certificate supplied by the seller does not replace these checks.
- Record the locality, lot and block.
- Check the subdivision and land records.
- Have a notarial practice examine the sale.

Answers to your questions.
How do I check the subdivision?
Record the locality, subdivision name, lot and block numbers. The ministry directs users to SIGFU to check approved, cancelled or suspended status. Compare the result with the seller’s papers and ask the office to explain any mismatch before proceeding.
Where does the GUF fit into an ACD enquiry?
The GUF is the published starting point for an Arrêté de Concession Définitive application. Ask which office handles the parcel and how to check its land-administration status and the ACD references supplied. Distinguish a pending application, an issued document and the sale you are considering.
Who checks the seller and the transfer?
Choose a practice from the Chamber of Notaries directory. Ask it to examine the proposed rights, seller’s identity and authority, possible encumbrances and transfer arrangements. Where boundaries or area are unclear, agree a defined assignment with a qualified surveyor.
What should be settled before a deposit?
Put the parcel, price, outstanding checks, costs and payment conditions in writing. Ask the notary what must be established before a commitment. If references conflict or the seller refuses to provide documents, pause your decision until the file is clarified.
